Location Surcharges
What attic, crawlspace and rooftop surcharges add to a homeowner's price in each pricing mode, and which estimates they apply to.
Company Settings → Price Book → Location surcharges sets an extra charge for three harder installs: equipment in a crawlspace or an attic, and an outdoor unit on the rooftop. Each starts at $2,000. When a homeowner's answers match, the surcharge is added automatically.
When a surcharge applies
- Crawlspace or Attic — their answer to "Where is your furnace?", "Where is your indoor unit?" or "Where is your boiler?"
- Rooftop — their answer to "Where is your outdoor unit?"
These questions are about the equipment the homeowner has now, not what they're buying — so a homeowner replacing an attic furnace with a heat pump still gets the attic surcharge. A crawlspace or attic surcharge and the rooftop surcharge can both apply to the same estimate.
Which questions a homeowner is asked depends on the system they have now and on these amounts — see Turning a surcharge off — and you choose which answers they can pick in Location Options.
How much it adds
| You enter | Calculator mode | Flat-rate mode |
|---|---|---|
| $1,000 | About $2,128 | $1,000 |
| $2,000 | About $4,255 | $2,000 |
In Calculator mode, the surcharge is added to your costs before your margins, so it's marked up like everything else. The table uses the starting margins, which add up to 53%. To add a set amount to the price, enter that amount × (1 − your margins added together) — at the starting margins, $940 adds about $2,000.
In Flat-rate mode, it's added to the price as entered.
Either way, the monthly payment goes up too.
What homeowners see
Nothing that says "surcharge". It's built into the price of every option, and into As low as $X/mo. The results page doesn't mention the location or show the extra charge.
A lead's detail page shows the same prices the homeowner saw, surcharge included, without listing it separately.
Which estimates it applies to
| Estimate for | Surcharge |
|---|---|
| Whole-home systems — furnaces, AC, heat pumps, package systems | Yes |
| Hydronic heating | Yes, added as entered, since hydronic is always flat-priced |
| Mini-splits, single-room or multi-zone | Never |
Mini-splits never take a surcharge, because the location answers describe the homeowner's current system, not where a ductless install would go.
Turning a surcharge off
- Enter $0 to charge nothing. Once Attic and Crawlspace are both $0, homeowners aren't asked where their furnace or indoor unit is; once Rooftop is $0, they aren't asked where their outdoor unit is. The question can't change the price, so it's skipped, and the lead doesn't record that location. See Estimate Questions.
- Hide the answer in Location Options and homeowners can't pick it, so its surcharge can never apply.
Changes apply to estimates made after you click Save.
